We provide a comprehensive service that includes compiling the property portfolio with professional interior and exterior photography, as well as guiding Homeowners through the licensing process to guarantee that the property receives the correct classification from the Dubai Tourism and Commerce Marketing Department (DTCM) and ensure that it complies with all Local Health and Safety Regulations.
We manage all utility accounts (DEWA, Chiller, Internet, TV, Gas, etc.)
We offer comfortable and modern home furniture fit out services to ensure the house is suitable for both Business and Holiday Rental Guests, and meets the guidelines set by Dubai Tourism.
Maintain regular contact with the Homeowners, including scheduled visits and phone calls to provide performance updates.
Scheduling periodic site visits to observe first-hand the upkeep, maintenance, and condition of the property.
Given the high occupancy rate registered by the Dubai Hospitality Sector throughout the year, short- term rentals, which cater to both Business and Vacation Guests, yield an annual return surpassing that of long-term rentals by 20%. Long-term rental returns in Dubai can currently vary between 4% and 6%.

Host & Stay will conclude a management agreement with the Homeowner, enabling us to market, lease, and maintain their property for short-term rentals to our Guests.
To get the property set up, we will require Unit ownership documentation and utility consumer numbers. We conduct a property visit to assess its condition, and its inventory list, prepare a portfolio featuring professional photography, initiate licensing process, and ensure compliance with all relevant DTCM regulations as well as local health and safety requirements.
As part of our pricing management services, we calculate an annual financial estimate for Homeowners based on their property’s rental rate in the current market, city-wide occupancy rates, travel trends, property location, events, seasonality, rival pricing, and other relevant factors. Our team of industry specialists uses this data to ensure that their revenues are maximized throughout the year.
Host & Stay provides a high level of transparency and gives Homeowners access to a personalized dashboard which will enable them to review all reservation reports in real-time, providing them with a comprehensive picture of their property and its yields. Additionally, complete monthly reports will be provided to Homeowners, allowing them to track all rental activity and payments.
Our management fees include a comprehensive range of services and cover the entirety of the property management process.
However, it should be noted that the rates and fees we charge may differ depending on the location, with some areas having variable pricing while others offer fixed rental solutions.
